Traffic Impact Study Focus of Hekemian Hearing Before Zoning Board

Hekemian's traffic expert returns to answer the public's questions regarding her previous testimony.

Hekemian's traffic expert, Elizabeth "Betsy" Dolan returned to the Zoning Board to answer questions regarding the testimony she gave on her revised traffic impact study. The study was prepared in support of the proposed development of the 13-acre United Water property--a mixed-use development that includes a 70,500 sq. ft. supermarket, a 4300 sq. ft. bank and a significantly pared down housing component--24 units down from an original 221 units. The analysis —prepared by Dolan & Dean Consulting Engineers LLC of Martinsville —assesses the existing infrastructure in the vicinity of the site, identifies existing traffic patterns, and projects future traffic volumes. Also included is an assessment of future roadway and intersection conditions …

You are right. All of these so called experts are just mercenaries that will testify for either side, whichever side asks them first and pays them first.   more ›

Hekemian Traffic Study Calls for Peak Hour Delayed Green on River Road

Hekemian's revised traffic impact study calls for a delayed green light on River Road and Madison during the 3pm-4pm peak hour.

In reviewing the revised traffic impact study she prepared, Elizabeth "Betsy" Dolan, a traffic engineer hired by Hekemian to analyze the traffic impact and trip generation of the proposed development of the United Water property, said that the light on River Road and Madison Avenue would have a delayed green to accommodate the increased traffic generated on Madison Avenue by the new development. Dolan said that the delay would be during the peak hour of 3 pm to 4 pm, an hour, some argued, when River Road is congested with cars picking up students at the High School. Berge Tombalakian, of Boswell Engineering--the town's engineer--asked if this delay might not cause cars on River Road to seek another route and look for alternative cut …

I see it as a triangle of traffic tie ups, unsafe conditions and added noise and pollution to the streets of Northern New Milford. At 3:00 when the MIddle School lets out the traffic down Madison Avenue and then turning in either direction on the Boulevard will be a mess. On Sundays, after the Jewish Center has officially been sold to a Korean church, the traffic down River Road combined with the…   more ›

Oradell Residents Worried by Hekemian Development's Traffic Impact

Oradell Mayor considers suing New Milford if variances approved; Oradell residents expressed their concerns in their home town as New Milford Zoning Board heard the proposed United Water development's impact on traffic in New Milford

While audience members and the New Milford Zoning Board heard from traffic engineer Elizabeth "Betsy" Dolan Tuesday night on the possible traffic impact and trip generation by the development of the United Water property, the Oradell governing body listened to its own residents concerns and considered what steps could be made on their part. "I view the traffic concern as an economic issue," Maple Avenue resident Regina Little said. "When you have more traffic you are required to use a higher quality material for repairs which would impact the budget. I'm also concerned with the question of flooding, this project would add impervious coverage to an area that could force water into the electrical generators, our cellars; it's a disaster …
