Buying a home is a great adventure filled with much anticipation. Sometimes buyers get so excited about the house they want to purchase that they make some grave mistakes. Here are some things to avoid.

Be careful before you buy a home, it could cost you

1.Making an offer on a home without first being pre-qualified. Speak to a lender regarding your income,credit and debt. This will help you determine the price range you can best afford.

2.Not having a home inspection. Without a home inspection performed by a qualified professional, the buyer does not know what defects may exist in the home. An inspection covers such things as the roof, interior and exterior elements of the home, as well as plumbing, heating and cooling sysems.

3.Limiting your search to the internet,ads or open houses. Many homes that are in magazines or on the internet have already been sold.Your best option is to contact a Realtor. They have up to date information and can let you know right away when a property comes on the market which fits your needs.

4.Thinking there is only one perfect house for you. New properties come on the market daily so be open to all possibilities.

5.Not considering long term needs. It is impotant to think ahead. Will the home fit your needs 4-6 years from now?

6.Not knowing total costs involved in the purchase. Ask your Realtor or Lender for an estimate of closing costs.Some fees include title work,attorney fees,prepaid taxes by the seller and insurance. Make sure you check the settlement statement prior to closing.

7.Not Performing Due Diligence. Prior to making an offer on a home make a list of concerns you may have regarding schools,neighborhoods,power lines ,flood plains or seller disclosures. Ask the questions before you making an offer.

8.Choosing a Real Estate Agent who is not committed to forming a strong business relationship with you. Making the connection with the right Realtor is extremely important. The agent will prepare a comparative market analysis on the home you are considering. This compares similar homes that have recently sold or are still for sale. The agent should be dedicated to helping you before,during and after the sale
